20 properties remain

as of the time this publication (08/15) that are privately owned waterfront on Winnipesaukee for sale- this is 4 less than last months remaining inventory. Of the 15 listed last month only 5 remain as available. Just 2 island properties are available, 2 to be builts, and one with a height restriction via a bridge for boats to pass under.

7 sold privately owned Lake Winnipesaukee waterfront properties last month. The highest being a property on just over the bridge on Long Island- Leeward Shores Rd. This was purchased as a 1031 exchange property and had previously been a rental to support that use. It had been on the market 253 days before going under contract. They had started the asking price at $4M in October of last year and were asking $3,595,000 at the time it went under. 

The top 4 highest sales last month either went for asking price or above. 2nd highest was on Meredith Neck Rd ($220k over asking)- the home sat up off the water with views and over 13 acres with a path to the water and a u-shaped dock with buildable land at the water. 

Two of the 7 were island sales (not bridged islands), two were financing deals- the rest cash. Unique is 11 Virginia Ct in Alton- on the market for just 3 days, closed for $95k below asking and is already back on the market for $1,395,000 with a new 3 bedroom septic being installed. The dock here is shared with the neighbor- each owns one side.
