Among the standout properties currently for sale around Lake Winnipesaukee, a new listing in Wolfeboro offers the unique opportunity to become neighbors with Mitt Romney. Located at 91 & 93 Claflin Lane, this estate is just over a mile from downtown Wolfeboro and boasts 565 feet of lake frontage on 6.1 acres. The property features two distinguished homes: a 3-bedroom stone and cedar shake main house with an oversized garage, and a charming 2-bedroom lakeside cottage, built in 1951, that exudes classic New England character.

Reflecting on the market from this time last year, there were only 20 single-family properties for sale on the lake. This year, the inventory has more than doubled, with 47 properties currently available.

SOLD

The highest sale this period was a Moultonborough property, which sold for the full asking price of $6,995,000 in an all-cash deal. This home was originally constructed by Scott Fuller for the first owners. The family, who recently purchased this Moultonborough property, previously owned a home in Grouse Point at 19 Grouse Hollow Rd, which they bought just a couple of years ago. Now that they've acquired the Moultonborough property, they have listed the Grouse Point home for sale. There’s also talk that the neighboring property behind it may be listed soon.

The Loch Lane property was originally sold as part of an auction and was quickly relisted into separate parcels. One of these parcels sold last month for $6.5M, while the remaining land parcel on Governors Island is still available for $3.2M.

On the entry-level side, 17 Chipmunk Lane sold for just under $1M. This unique parcel has some limiting factors due to the boat navigation challenges posed by its location in a channel/cove.
