The Lake Winnipesaukee real estate market saw some interesting changes this June compared to last year. Let's dive into the numbers and notable sales.

Year-Over-Year Comparison:

  • Homes Sold: Last June, 16 homes were sold on Lake Winnipesaukee, while this year, only six homes sold.
  • New Listings: This year saw 16 new listings compared to 12 new listings last year.
  • Average Sales Prices: The average sales price this year is $2,928,117, slightly down from $3,171,499 last year.
  • Days on Market: Homes are selling faster this year, with an average of 29 days on the market compared to 67 days last year for the month of June
  • List-to-Sales Price Ratio: The list-to-sales price ratio remains strong, with 97.88% in 2023 and 99.08% this year.

Notable Sales:

  • 121 Pinnacle Park, Meredith: This property closed as the second-highest sale last month. Initially listed at $4.8M last year without success, it returned to the market aggressively at $4,250,000 and went under contract within 8 days. The sellers were waiting for new construction to finish, which took longer than expected, but the timing and pricing were right the second time around.
  • Buzzell Cove, Moultonborough: The highest sale last month was in Buzzell Cove. Marceau Homes, a local builder, finished a spec house that went under contract within 4 days of listing. The buyers were able to make several modifications and upgrades, raising the final closing price to $4,773,523. The home featured a very modern design with personalized touches. This sale, along with one other in June, closed with a conventional loan.

Marceau Homes will be featured in the upcoming Parade of Homes Columbus Day weekend, hosted by the Lakes Region Home Builders Association. This event is highly anticipated and showcases some of the best properties in the area.

The Lake Winnipesaukee market continues to be dynamic, with properties moving quickly and maintaining strong values. Whether you're buying or selling, working with a knowledgeable local agent is essential to navigate this competitive market successfully.

Pet Peeves/Rant

#The market for privately owned waterfront properties on Lake Winnipesaukee caters to various luxury price points seen in other high-end areas. For instance, a $1M budget today might secure an island property or perhaps a steep lot with a seasonal camp, often accompanied by boundary line dilemmas with neighbors. Each property comes with its unique nuances but also offers its own splendor and value proposition, making it worth exploring.

When making one of the largest purchases of your life, it’s crucial to work with a local agent who knows the lake lifestyle inside and out. You need someone who has spent time on the lake, understands the neighborhoods, and has the right contacts for tradespeople or those who can answer what can and can’t be done on the property. An experienced agent will know about setbacks if it’s a tear-down, the permitting process, and the extent to which you can make it your own. They’ll also be familiar with water quality, local rafting areas, and nearby rentals—both good and bad. With so many parameters involved in purchasing waterfront property on Winnipesaukee, having the best representation is essential to deliver the property in its best light with the most added value.

Properties without professional photos don’t do justice to their true potential. It’s frustrating to see properties on the market with outdated photos from winter, fall, or spring, missing crucial view photos that could attract the right buyers. Incorrect property descriptions or missing valuable information can hinder a sale. These are everyday pet peeves we encounter with new inventory.

Don’t overlook a property due to another realtor’s inexperience or lack of investment in their seller’s asset. Work with an agent who knows the area and ensures another agent’s mistakes or lack of proper representation don’t prevent you from finding and purchasing the best option for you. Choosing the right agent makes all the difference in navigating the Lake Winnipesaukee real estate market and securing the waterfront property of your dreams.
