What a Fantastic January!
It was an incredible month with the average days on market a record low on the Winnipesaukee Waterfront for 42 DAYS! 8 New properties came to the market and 7 sold. So only 1 extra remaining in new inventory. List to sale price ratio is up as well!
Known sales from last month, we know 15 Winacres Rd and 95B Pleasant Street each had multiple offers. Pleasant Street sold 10k less than asking and was only on the market for 3 days. Great distance to town, but a very small lot on .17 acres and 65' of shoreline. The house however was turnkey and nicely updated to accommodate many for sleeping. Winacres sold in 5 days in Moultonborough for 45k less than asking and offered a level backyard on 2.63 acres with 153' of shoreline. This was a stunning adirondack home.
The 3rd highest sale in Meredith in MLS of all time
Not to say there may or may not have been a private sale at one time in the past or before MLS a sale higher priced, but per the MLS last months sale of 73 Spindle Point Rd was the 3rd highest waterfront sale in Meredith to date. We are so excited to have brought the buyers to this incredible home that was newly constructed just within the last couple years. What drew them most to this property was the space with over 400' of frontage and future development potential for a boat house possibility (quoted to cost over $1M if completed), and a back lot for future expansion.
The two sales in MLS that were higher priced back in the day were 59 Little Rd closing in October of 2010 for $6,839,000 and the highest being 50-60 Wagon Wheel Trail $7,800,000 closing in November of 2009, this homes owner is famously known as Triple H, the professional wrestler.
