14 properties

Currently at the time of this blog posts publication, only 14 properties are for sale on Lake Winnipesaukee with privately owned frontage. Click HERE to view them all.  Two of these are Island properties that are only accessible by boat and 3 are $10M or more. This leaves us with an average sales price currently of $4,526,000 and a median price of $2,147,500. THREE of which are all on Governors Island.

There are currently SEVENTEEN properties under contract. Of those properties the average days on market was 57 with a median of 11 days! 




Double Last month


May saw double the amount of closings for Winni waterfronts than April had.  Two of these 18 closed properties were private sales outside of listing publicly in MLS.  The one @ 3 Hall Lane in Moultonborough was a new build spec house by Scott Fuller, the other was a Governors Island property that had been previously listed on MLS and went under contract during the heat of Covid and finally just closed out. That one was also the highest priced closing for May at $4.4M

Patrick Chung, the newly retired Patriots player,  closed on his house last month over in Meredith on Needle Eye Rd for $2,100,000 with multiple offers and an asking price of $2,250,000. So not ALL properties with multiple offers close at asking price or above, but days on market is a good indication of that.
