Why Waterfront Landscaping Is Different

Landscaping a lakefront property isn’t like landscaping a typical home. Regulations, environmental protections, and shoreline rules all play a role in what you can do.

At Lake Life Realty, we help you navigate these complexities so you can make confident decisions—whether you're buying, selling, or improving your property.

What Can You Actually Do on a Lakefront Property?

No Permit Typically Required

  • Tree removal (dead/diseased/hazardous)
  • Vista pruning and trimming
  • General maintenance (no expansion)
  • Hand planting and minor repair

Permit Required

  • Excavation near shoreline
  • Expanding patios or structures
  • Building along or over the water
  • Increasing impervious surf

Who Regulates Waterfront Landscaping?

NHDES (State Level)

  • Governs land within 250 feet of shoreline
  • Covers water, land, and septic systems

Local Towns

  • Often stricter than state rules
  • Vary by location

You must comply with BOTH state and local regulations.

Key Landscaping Rules You Need to Know:

Tree Rules

Maintain required “tree points” and shoreline vegetation

Setbacks

Strict limits within 50 feet of the water

Surfaces Matter

Use permeable materials whenever possible

Water Access

Limited structures allowed—size and placement matter

The 50-Foot Shoreline Zone Explained

This is the most regulated part of your property. The amount and type of structures allowed depend on your shoreline frontage.

Example

100 ft frontage = up to 750 sq ft of accessory structures
(Max 50% can be water access structures)

Popular Lakefront Landscaping Ideas:

Permeable patios & firepits
Outdoor kitchens & dining spaces
Retaining walls & walkways
Hot tubs & spa areas
Pergolas and shaded seating

Common Mistakes to Avoid:

Assuming you can expand existing structures

Not verifying permits

Ignoring local regulations

Hiring inexperienced contractors

Most costly mistakes happen before construction even begins.
